Bay windows can be an effective way of meeting planning restrictions on length of extensions

This is a recently completed two-storey extension and refurbishment to a period semi-detached house for a young family in the Stranmillis area of Belfast. The existing house was completely “gutted”, and renovated with a full width extension on the ground floor to the rear providing an extended open-plan kitchen, dining and living area, all opening onto a south facing rear garden. A first floor extension over provided for an additional, “master”, bedroom with an en-suite, and a new family bathroom. Renovations to the existing accommodation involved extensive renovations and repairs, including upgrading of insulation throughout to walls, floor and ceilings, and also acoustic insulation at the party wall with the adjoining semi. We were able to create space at the side to allow a utility room and a ground floor wc.
